Terms & Conditions

1. The main condition is that good care is taken of the property and contents.  The cottage should be left clean and tidy and as you would expect to find it.

2. Arrival is from 4pm and the cottage must be vacated by 10am. Please adhere strictly to these times in order that the cottage is ready for you and also for those who come after you.

3. Once the receipt of the Booking Form and deposit has been confirmed, the person booking is legally responsible for the balance of the rental even if, for any reason, they cancel the holiday. If you tell us that you have to cancel, we will try to re-let and if we succeed only the deposit will be forfeit. If we do not succeed the full rental is payable. For this reason we recommend that you consider taking out Holiday Cancellation Insurance. Please pay any outstanding balance for your holiday not later than six weeks before it is due to begin. We do not normally send a reminder but we will acknowledge receipt of your final payment and at the same time send you directions for finding the cottage and the code for obtaining the keys.

4. Ash Tree Cottage is furnished to accommodate 5 and this number should not be exceeded.

5. Please take care when staying in our property. You are responsible and liable for any damage caused to the accommodation or its contents. All we ask is that you report any incidents as they occur.  Whilst we do not normally charge for minor breakages we may make a charge where it is reasonable to do so.  We also reserve the right to levy a cleaning charge to recoup additional costs over and above what we would reasonably expect to incur.

6. Towels and bed linen are provided and are included in the rent.

7. One well behaved dog may be allowed but this must be arranged with us first. Please email us to discuss our "doggy house rules".

8. Smoking is not permitted and Health and Safety regulations do not permit the use of candles of any sort in the cottage.

9. There is a gravelled private parking space for ONE vehicle directly in front of the cottage. Although the parking space is large please take care when manoeuvring in and out and please don't block access to the roadway behind or the neighbouring cottage's parking area.

10. There is a wheelie bin marked Ash Tree Cottage at the bottom of the steps up from the parking space. At the end of your stay please empty the waste bins into it. Please put glass bottles and jars in the blue recycling box in the log store. There is no need to put the bin or the box out for collection (after all you're on holiday!). 

11. WiFi is provided at no charge but it is a condition of use that guests do not attempt to download material illegally or in any other way infringe the law.

12. If guests have any problems with the cottage or any complaints or accidental damage to report, then please do not hesitate to contact us on 07985 771208. Complaints which are not reported during your stay will not be dealt with after the completion of your holiday.

13. We are unable to accept any liability for any loss, damage, sickness or injury however sustained by any guest.

14. Whilst we make every effort to describe Ash Tree Cottage accurately in our documents and in any conversations, we cannot accept any liability for any misunderstandings about it that may arise.

15. Though it is improbable that we should ever consider it necessary, we have to reserve the right to enter the house or garden at any time, with prior notice.

16. If in our opinion guests are failing to take reasonable care of the cottage or its contents or are causing a nuisance, then they may be asked to leave immediately and any refunds will be entirely at our discretion.

17. In the unlikely event of Ash Tree Cottage being booked but becoming unavailable through no fault of ours (e.g. by fire damage), then we shall tell you immediately and all rents paid will, of course, be refunded in full. But no further claim against us can be accepted.
